The lake
About Gull Lake
Gull Lake runs about 2,030 acres across the Kalamazoo and Barry county line and reaches 110 feet at its deepest, which makes it one of the larger and deeper inland lakes in this corner of the state. Richland sits at the south end, Hickory Corners at the north, Augusta off to the east. Kalamazoo is about 11 miles southwest and Battle Creek about 13 miles southeast.
The shoreline is fully developed and has been for a long time. Homes run from original cottages that have been added onto for decades to full rebuilds on the same lot, there are three islands, and there is one public access point on the whole lake.
Which leads to the thing worth knowing before you look at anything here: "Gull Lake" in a listing does not always mean frontage. A good share of the homes that sell carry deeded access or shared frontage through a plat rather than private water line of their own, and the MLS marks both the same way. It is the first question to ask on any home on this page, and the answer changes what it is worth.

Sales marked older closed before the current twelve-month index window. Sales marked outlier fall inside it but sit outside the statistical fence — a short frontage under an expensive house produces a very high figure per foot, and that number describes the house rather than the shoreline. Both are listed rather than hidden so the median can be checked against the full record.

How this figure is calculated
The price-per-front-foot figure is the median closed sale price divided by feet of water frontage, for homes that sold on Gull Lake in the trailing twelve months.
Listings with reported frontage outside 20 to 1,500 feet are excluded as data-entry error, and statistical outliers are trimmed before the median is calculated. We publish this figure only where there are at least eight qualifying sales in the window — below that, the sample is too small to be reliable.

- Riparian rights and docksWhat owning to the water actually lets you do, and who else may have a recorded right to your shoreline.
- All-sports and no-wake rules“All-sports” is not a legal category. Where the rules really come from, and how to check one lake.
- Legal lake levels and assessmentsWhy a dam, a court order and a line on your winter tax bill are the same story.
- Associations and deeded accessThree different things get called “the lake association”, and only some of them can bill you.
- Waterfront septic and wellsMichigan has no statewide septic code. On a converted cottage this is the inspection that matters.
- Lake Michigan shorelineGreat Lakes frontage follows different rules — including who can legally walk your beach.
