The lake
About Lake Templene
Lake Templene did not exist before the 1970s. A man named Floyd Templin got the idea in the late 1960s to dam the Prairie River and build houses around the water it backed up, found investors, and did exactly that. The lake is the result — around a thousand acres, running to about 35 feet, a few miles from Centreville and a short drive from Sturgis.
That origin explains more about this market than any figure does. The shoreline was platted and built as a single project rather than accumulating cottage by cottage over a century, so the housing stock is far more uniform here than on a natural lake — which makes one sale a genuinely useful guide to the next, and makes the closed record below more informative than it is almost anywhere else on this site.
It is also not one basin. Templene proper carries most of the water, with Camel, Sauger and Sylvan lakes attached at around 34 acres apiece.

Sales marked older closed before the current twelve-month index window. Sales marked outlier fall inside it but sit outside the statistical fence — a short frontage under an expensive house produces a very high figure per foot, and that number describes the house rather than the shoreline. Both are listed rather than hidden so the median can be checked against the full record.

How this figure is calculated
The price-per-front-foot figure is the median closed sale price divided by feet of water frontage, for homes that sold on Lake Templene in the trailing twelve months.
Listings with reported frontage outside 20 to 1,500 feet are excluded as data-entry error, and statistical outliers are trimmed before the median is calculated. We publish this figure only where there are at least eight qualifying sales in the window — below that, the sample is too small to be reliable.
