The price is the same either way
Allen Edwin doesn't drop the price when you show up without an agent — doing so would undercut every buyer who used one. So having representation costs you nothing. The only question is whether you actually get it, or leave it on the table for the builder's sales rep.

Register me before your first visit
This is the one rule that trips people up. Most builders can only credit your agent if they register on your very first visit to the model or community. Walk in alone and it's usually too late. Reach out first, and I'll make sure you're covered.
