About West Lake
West Lake is inside Portage, which makes it one of the few lakes here where you can live on the water and still be minutes from everything — and it is priced accordingly.
Published figures for this lake disagree badly enough that none are quoted on this page. "West Lake" is a common name and the numbers in circulation appear to describe more than one body of water; the feed itself returns West Lakes in Gobles, Springfield and Battle Creek that are deliberately excluded here. What is below is the closed-sale record for the Portage lake, which is a harder number than any acreage you will find online.
What's on the market, and what sold.
Median sold price over time
West Lake, 2016 to 2026
$255,000 to $735,000, a change of 188% across 39 quarterly readings.
Each point is the median of closed sales in the twelve months ending that quarter. Dashed stretches are quarters with fewer than eight sales — measured, but too thin to publish a figure for.

Every sale behind the number
Closed waterfront sales on West Lake over the last three years, with the frontage each one reported and the resulting price per foot. Only sales in the trailing twelve months feed the published median; the rest are listed so the full sales history can be checked.

Sales marked older closed before the current twelve-month index window. Sales marked outlier fall inside it but sit outside the statistical fence — a short frontage under an expensive house produces a very high figure per foot, and that number describes the house rather than the shoreline. Both are listed rather than hidden so the median can be checked against the full record.

How this figure is calculated
The price-per-front-foot figure is the median closed sale price divided by feet of water frontage, for homes that sold on West Lake in the trailing twelve months.
Listings with reported frontage outside 20 to 1,500 feet are excluded as data-entry error, and statistical outliers are trimmed before the median is calculated. We publish this figure only where there are at least eight qualifying sales in the window — below that, the sample is too small to be reliable.

Owning on the water

Written for West Lake and every other lake around here — what the law actually says, and which office to call for the part that varies lake by lake.
- Riparian rights and docksWhat owning to the water actually lets you do, and who else may have a recorded right to your shoreline.
- All-sports and no-wake rules“All-sports” is not a legal category. Where the rules really come from, and how to check one lake.
- Legal lake levels and assessmentsWhy a dam, a court order and a line on your winter tax bill are the same story.
- Associations and deeded accessThree different things get called “the lake association”, and only some of them can bill you.
- Waterfront septic and wellsMichigan has no statewide septic code. On a converted cottage this is the inspection that matters.
- Lake Michigan shorelineGreat Lakes frontage follows different rules — including who can legally walk your beach.
