The lake
About Wall Lake
Wall Lake is one of the larger Delton-area lakes at around 550 acres, running to about 35 feet at its deepest. The more useful number is the average, which is roughly 12 feet — so this is a big lake that is mostly shallow with a deeper hole in it, not a uniformly deep one.
That matters for what you can do on the water and for where on the shoreline a home sits. It is also one of the busier markets among the Barry County lakes, which means the closed record below has enough sales in it to be worth reading as a trend rather than a handful of data points.

$189,750 to $472,500, a change of 149% across 40 quarterly readings.
Each point is the median of closed sales in the twelve months ending that quarter. Dashed stretches are quarters with fewer than eight sales — measured, but too thin to publish a figure for.

Sales marked older closed before the current twelve-month index window. Sales marked outlier fall inside it but sit outside the statistical fence — a short frontage under an expensive house produces a very high figure per foot, and that number describes the house rather than the shoreline. Both are listed rather than hidden so the median can be checked against the full record.

How this figure is calculated
The price-per-front-foot figure is the median closed sale price divided by feet of water frontage, for homes that sold on Wall Lake in the trailing twelve months.
Listings with reported frontage outside 20 to 1,500 feet are excluded as data-entry error, and statistical outliers are trimmed before the median is calculated. We publish this figure only where there are at least eight qualifying sales in the window — below that, the sample is too small to be reliable.

- Waterfront septic and wellsMichigan has no statewide septic code. On a converted cottage this is the inspection that matters.
