The lake
About Selkirk Lake
Selkirk Lake is 94 acres in Allegan County, in the Rabbit River watershed, with a Shelbyville address. Its hydrology is the thing worth knowing: the lake has no natural outlet. A drain installed in the 2010s carries excess water north to Indian Lake and on into the Rabbit River, so what the level does here is partly a managed question rather than purely a natural one. On a lake you are buying frontage on, that is worth understanding before you buy rather than after.
The watershed draining into it is small — about 533 acres — and the ground around it is glacial outwash sand and gravel sitting just east of an end moraine. There is a DNR boating access site on the southern shoreline, off 125th Avenue.
It is a small market with few homes and little turnover, so the closed record below is a better guide than current inventory, which is often nothing at all.

Median sold price over time
Selkirk Lake, 2016 to 2025
$259,500 to $330,000, a change of 27% across 25 quarterly readings.
Each point is the median of closed sales in the twelve months ending that quarter. Dashed stretches are quarters with fewer than eight sales — measured, but too thin to publish a figure for.

Sales marked older closed before the current twelve-month index window. Sales marked outlier fall inside it but sit outside the statistical fence — a short frontage under an expensive house produces a very high figure per foot, and that number describes the house rather than the shoreline. Both are listed rather than hidden so the median can be checked against the full record.

How this figure is calculated
The price-per-front-foot figure is the median closed sale price divided by feet of water frontage, for homes that sold on Selkirk Lake in the trailing twelve months.
Listings with reported frontage outside 20 to 1,500 feet are excluded as data-entry error, and statistical outliers are trimmed before the median is calculated. We publish this figure only where there are at least eight qualifying sales in the window — below that, the sample is too small to be reliable.
