The lake
About Little Long Lake
Little Long Lake is about 169 acres running to roughly 32 feet, spring fed, with Hickory Corners and Richland the addresses on listings here. It sits in the same cluster of water as Gull Lake, immediately to the southwest, which is the useful way to think about it: this is the quieter, smaller alternative in an area where Gull sets the price.
The name causes trouble. There is another Little Long Lake up in northern Barry County near Hastings, and searches run the two together. The sales below are the Hickory Corners lake only.
Turnover is low — a shoreline this size holds a limited number of homes and they rarely all come up at once. Read the closed record below rather than current inventory.

Every sale behind the number
Closed waterfront sales on Little Long Lake over the last three years, with the frontage each one reported and the resulting price per foot. Only sales in the trailing twelve months feed the published median; the rest are listed so the full sales history can be checked.
| Closed | Address | Close price | Frontage | $ / front ft | In index |
|---|---|---|---|---|---|
| Apr 13, 2026 | 9679 Sterling Richland | $1,050,000 | 320 ft | $3,281 | yes |
| Apr 10, 2026 | 9765 Sterling Richland | $1,475,000 | 100 ft | $14,750 | yes |
| Dec 3, 2024 | 7735 Bendere Hickory Corners | $450,000 | 120 ft | $3,750 | older |
| Nov 8, 2024 | 9585 Sterling Richland | $580,000 | 100 ft | $5,800 | older |
Sales marked older closed before the current twelve-month index window. Sales marked outlier fall inside it but sit outside the statistical fence — a short frontage under an expensive house produces a very high figure per foot, and that number describes the house rather than the shoreline. Both are listed rather than hidden so the median can be checked against the full record.

How this figure is calculated
The price-per-front-foot figure is the median closed sale price divided by feet of water frontage, for homes that sold on Little Long Lake in the trailing twelve months.
Listings with reported frontage outside 20 to 1,500 feet are excluded as data-entry error, and statistical outliers are trimmed before the median is calculated. We publish this figure only where there are at least eight qualifying sales in the window — below that, the sample is too small to be reliable.

- Legal lake levels and assessmentsWhy a dam, a court order and a line on your winter tax bill are the same story.
- Associations and deeded accessThree different things get called “the lake association”, and only some of them can bill you.
- Waterfront septic and wellsMichigan has no statewide septic code. On a converted cottage this is the inspection that matters.
