The lake
About Fair Lake
Fair Lake is 229 acres, reaching about 29 feet, sitting at roughly 914 feet of elevation northeast of Hickory Corners — Delton is the mailing address. Unlike most lakes this size, it drains: a small outflow stream carries it into Augusta Creek.
It is also unusually well documented for a small lake. Michigan State University’s Kellogg Biological Station has tracked the water level here since 1956, originally through volunteers, which means there is a seventy-year record of how this lake behaves. Very few lakes anywhere have that, and none of the others on this site do.
One thing the sales data shows that the listings do not: every home tracked on Fair Lake carries usable frontage. It is the only lake on this site where that is true of the whole record — elsewhere, deeded access and shared frontage are mixed in and the MLS marks them identically.

Sales marked older closed before the current twelve-month index window. Sales marked outlier fall inside it but sit outside the statistical fence — a short frontage under an expensive house produces a very high figure per foot, and that number describes the house rather than the shoreline. Both are listed rather than hidden so the median can be checked against the full record.

How this figure is calculated
The price-per-front-foot figure is the median closed sale price divided by feet of water frontage, for homes that sold on Fair Lake in the trailing twelve months.
Listings with reported frontage outside 20 to 1,500 feet are excluded as data-entry error, and statistical outliers are trimmed before the median is calculated. We publish this figure only where there are at least eight qualifying sales in the window — below that, the sample is too small to be reliable.

- Legal lake levels and assessmentsWhy a dam, a court order and a line on your winter tax bill are the same story.
- Associations and deeded accessThree different things get called “the lake association”, and only some of them can bill you.
- Waterfront septic and wellsMichigan has no statewide septic code. On a converted cottage this is the inspection that matters.
