About Corey Lake
Corey Lake is 630 acres, which makes it the second largest lake in St. Joseph County and one of the ten largest in southwest Michigan. Most of it is in St. Joseph County with a corner reaching into Cass, and Three Rivers is about five miles east.
It is deep — published figures put the maximum somewhere between 73 and 80 feet — but that is only part of the picture. Roughly 45 percent of the lake is shoal, under about 15 feet, which means the experience of owning here depends heavily on where on the lake you are. Deep water off your frontage and a long shallow flat off your frontage are different properties at similar prices, and the listing will not distinguish them.

Median sold price over time
Corey Lake, 2016 to 2026
$450,823 to $712,500, a change of 58% across 30 quarterly readings.
Each point is the median of closed sales in the twelve months ending that quarter. Dashed stretches are quarters with fewer than eight sales — measured, but too thin to publish a figure for.

Sales marked older closed before the current twelve-month index window. Sales marked outlier fall inside it but sit outside the statistical fence — a short frontage under an expensive house produces a very high figure per foot, and that number describes the house rather than the shoreline. Both are listed rather than hidden so the median can be checked against the full record.

How this figure is calculated
The price-per-front-foot figure is the median closed sale price divided by feet of water frontage, for homes that sold on Corey Lake in the trailing twelve months.
Listings with reported frontage outside 20 to 1,500 feet are excluded as data-entry error, and statistical outliers are trimmed before the median is calculated. We publish this figure only where there are at least eight qualifying sales in the window — below that, the sample is too small to be reliable.

- Associations and deeded accessThree different things get called “the lake association”, and only some of them can bill you.
- Waterfront septic and wellsMichigan has no statewide septic code. On a converted cottage this is the inspection that matters.
