The lake
About Clear Lake
This is the Clear Lake near Dowling, in Barry County. It is worth saying plainly, because Michigan has a great many lakes called Clear Lake and the one most searches land on is down near Three Rivers in St. Joseph County, where far more homes change hands. The sales on this page are the Dowling lake only.
It is a thin market. Homes here come up a few at a time rather than steadily, and in some years not at all, so there is no reliable supply to wait for — which makes the closed record below a better guide to value than whatever happens to be listed the week you look. Most of the sales that do happen carry their frontage, and frontage is what prices a lake home.

Every sale behind the number
Closed home sales on Clear Lake over the last three years, with the frontage each one reported and the resulting price per foot. Vacant land is excluded. Only sales in the trailing twelve months feed the published median; the rest are listed so the full sales history can be checked.
| Closed | Address | Close price | Frontage | $ / front ft | In index |
|---|---|---|---|---|---|
| Jul 25, 2025 | 471 Clear Lake, Dowling, | $230,000 | 107 ft | $2,150 | older |
| May 14, 2025 | 305 Clear Lake, Dowling, | $210,000 | 50 ft | $4,200 | older |
| Mar 31, 2025 | 782 Jadeb, Dowling, | $190,000 | 50 ft | $3,800 | older |
Sales marked older closed before the current twelve-month index window. Sales marked outlier fall inside it but sit outside the statistical fence — a short frontage under an expensive house produces a very high figure per foot, and that number describes the house rather than the shoreline. Both are listed rather than hidden so the median can be checked against the full record.

How this figure is calculated
The price-per-front-foot figure is the median closed sale price divided by feet of water frontage, for homes that sold on Clear Lake in the trailing twelve months.
Listings with reported frontage outside 20 to 1,500 feet are excluded as data-entry error, and statistical outliers are trimmed before the median is calculated. We publish this figure only where there are at least eight qualifying sales in the window — below that, the sample is too small to be reliable.
Homes whose water access is shared, association-held or deeded are excluded from the price-per-foot figure as well, though their sale prices still count toward the median sale price. A condominium or a home in a lakeside community may report the frontage of the whole development, and dividing one home’s price by shoreline it shares with its neighbours produces a number that means nothing. Sales like these are shown in the table below and marked, rather than removed from the record.
Data comes from the MLS and is deemed reliable but not guaranteed.
Owning on the water
The things nobody explains before you buy.
Written for Clear Lake and every other lake around here — what the law actually says, and which office to call for the part that varies lake by lake.
- Riparian rights and docksWhat owning to the water actually lets you do, and who else may have a recorded right to your shoreline.
- All-sports and no-wake rules“All-sports” is not a legal category. Where the rules really come from, and how to check one lake.
- Associations and deeded accessThree different things get called “the lake association”, and only some of them can bill you.
- Waterfront septic and wellsMichigan has no statewide septic code. On a converted cottage this is the inspection that matters.
- Lake Michigan shorelineGreat Lakes frontage follows different rules — including who can legally walk your beach.
