Buying your first home is one of the biggest decisions you'll make. In Southwest Michigan, the process is straightforward—but only if you know what to expect.

1. Get Pre-Approved Before You Start Looking

A pre-approval letter isn't just a formality. It tells sellers you're serious, gives you a realistic budget, and locks in your interest rate for 90 days.

In our market, homes in Kalamazoo and Plainwell typically range from $150K to $350K. Portage skews higher ($220K–$400K) due to schools. Don't stretch your budget just because the bank approves you—stay comfortable.

2. Location Matters More Than the House

You can renovate a kitchen, but you can't move a neighborhood. In West Michigan, that means:

  • Portage: Top-tier schools, newer developments, family-friendly. Higher prices reflect it.
  • Kalamazoo: Urban walkability, arts and culture, Bronson Park. More diverse price points.
  • Plainwell: Small-town charm, Kal-Haven Trail access, lower prices. Perfect if you value character.
  • Otsego / Texas Corners: More land, quieter, still close to everything.

3. Inspect Everything

This isn't optional. Even newer homes can hide issues. A $400 inspection can save you $4,000 in surprises.

West Michigan homes built before 1980 sometimes have older electrical systems or foundation concerns. Get a thorough inspection and ask questions.

4. Closing Costs Aren't Negotiable (But the House Price Is)

Expect 2–5% of your home price in closing costs. On a $200K purchase, that's $4K–$10K.
